The Helper A Janitor or Helper A Trainee is a Local No. 1 Union position is responsible for keeping the building equipment in good working order and help keep the interior, exterior, and common areas clean and safe. The following is the job description for the above referenced position, including the expectations and responsibilities of work, and any additional duties as assigned:
· To monitor, repair, clean and maintain building equipment, operating systems, and grounds.
· Keep mechanical room and workshops clean.
· Conduct routine preventative maintenance activities in all aspects of the property.
· Perform work orders.
· To perform repairs to common areas including HVAC, plumbing, electrical, and carpentry components, and other items as required.
· Always carry a two-way radio while on duty.
· Always carry cell phone when off duty to respond to emergencies.
· To perform duty of Helper C in the absence of employee or as a result of other needs.
· Assist with resident move ins/move outs with regard to preparing the elevator and documenting damages.
· For safety and security, attend to snow and ice removal.
· Attend to emergency situations immediately.
· Routine review of all building components for safety and cleanliness including the roof, basement areas, garage, and outdoor areas.
· Light painting of common areas as assigned.
· Clean mechanical room and workshop.
· Respond to all emergency situations immediately.
· Report all issues to Chief Engineer that cannot be handled immediately.
· No side jobs in the building allowed.
Minimum Qualifications and Union Requirements
· High school education or equivalent.
· Janitorial experience.
· If hired as Helper A Trainee, must register with Local No. 1 to begin in the next scheduled Helper A Trainee course. Required to complete the full 2-year course.
· Continuing education as required by the union or by management.
· Ability to lift 50 lbs.
· Highly organized.
· Self-motivated skills, i.e., takes initiative.
· Interested in being part of the team to improve the community on all levels.
· Excellent customer service skills.
